Those nails are now corroded to the point of failure on a significant proportion of post-war estate properties across the area.
Nail sickness does not mean every nail has failed — it means the protective coating has corroded through and the underlying steel is now oxidising. Tiles that were once mechanically fixed to the batten are now sitting by gravity alone, or held by minimal residual fixing. In a storm event, gravity-held tiles lift and displace. The more tiles that displace, the faster the process accelerates — exposed deck, water ingress, structural damage.

How to Identify Nail Sickness on Your Property
You cannot assess nail sickness reliably from the ground. The definitive test requires access to the roof — lifting a tile and inspecting the fixing nail directly. Signs that suggest nail sickness without roof access: tiles that have slipped slightly out of alignment across a slope; tiles visible from the road that are slightly raised at their lower edge; a history of losing tiles in moderate wind events that would not normally affect a sound roof. Repair Options: Re-Fix vs Full Re-Roof
Where nail sickness is present on one slope only and the tiles are otherwise sound, targeted re-fixing with marine-grade stainless ring-shank nails is a viable repair option. Where nail sickness is widespread across multiple slopes, or where tile surface erosion is also present, the economically correct recommendation is a full re-roof with marine-grade stainless fixings. The cost of three targeted re-fix visits over ten years typically exceeds the cost of a full re-roof, which then carries a 10-year guarantee and should not require attention for 30 to 40 years.
